What is a “demolition clause” in a commercial lease?
A demolition clause can mean bad news for tenants, but good news for those buying commercial spaces. This clause states that in the event a commercial building is sold, the land lord can give a tenant notice to vacate so that they can demo the building after a certain amount of time. It doesn’t always mean the whole building is going to be removed, but usually can mean uncertainty for renters in the space.
How much of my building space needs to be cleared out before demo?
We ask that you remove any personal belongings, décor, furniture, or other items that you wish to be preserved during the process. The more clear the space is for us, the more quickly and safely we can complete the office demolition. In partial or interior removals, only items in and around the project area need to be taken out.
